General Booking Terms
We do not accept any guests that live locally unless it can be demonstrated by way of documentation that they need the booking for instance, for insurance purposes while their own residence is un habitable. Or for any other reason we deem necessary for a guest that lives locally to use one of our properties. We reserve the right to ask for a higher deposit or card pre-authorisation in this circumstance. We will not be held responsible for a booking cancelled by us for guests that can not demonstrate why they need to book our accommodation. We expect all lead guests to provide their home address and some form of recent personal ID showing their home address on it.
MML Property Services, MML Property Services LTD and Kent Escapes reserves the right to charge a security deposit of £100 upon check-in by the process of credit or debit card pre-authorisation . Please note that the amount of money collected can be increased based on the number of guests arriving.
The payment will be used to cover incidental items including, but not limited to, breakages, damage to property, additional cleaning costs due to the apartment/house/property being left in an unacceptable state, excessive electricity usage, and breaches to regulations such as smoking in the rooms/property or causing disturbance of other guests or neighbours enjoyment of the property. Security Deposits may also be used by MML Property Services, MML Property Services LTD and Kent escapes in the event of unauthorised extra guests using the room and facilities.
Security Deposit held on a credit card (via a pre-authorisation) or charged to a debit card will be refunded as per the issuing bank’s policy. Typically this may take between 3-10 working days, however some banks do take longer.
If the process of pre-authorisation is declined by the credit card company, there is a possibility to take over £100 security deposit in cash, but this accompanies arranging a personal check in on your arrival day and a check-out procedure on the day of your departure. This will incur an additional cost of £30 if a special visit to the property is required for this procedure.
Guests should note that with pre-authorisation no money is transferred at the time, but it will affect your available funds balance and spending limits on the card while the pre-authorisation exists. MML Property Services, MML Property Services LTD and Kent Escapes is not liable for any delays in refunding pre-authorisations by credit card companies.
If disturbance to other guests has occurred or any damage to the property, the cost to MML Property Services, MML Property Services LTD and Kent Escapes will be retained from the Security Deposit, and only the balance returned to the Guest.
Please note that damages and losses are not limited to the Security Deposit and any costs in excess of this amount will be invoiced and payable in full without delay. The Security Deposit will also be used to cover any additional costs of cleaning if the property is left dirty or if vacated later than the stated time on the day of departure.
Reservations may only be cancelled free of charge up to the date indicated on your reservation confirmation. Once the reservation has passed the cancellation deadline, it can no longer be cancelled free of charge, and it becomes subject to the cancellation fees stated on your reservation confirmation. If the reservation is non-refundable it will be charged in full even when cancelled.
If you do not arrive at the property on the day of check-in, we will no longer be obligated to hold your room and your entire reservation will be deemed cancelled, unless you have notified us and we have mutually agreed otherwise.
We reserve the right to pre-authorise your card for an amount equivalent to the cancellation fee as soon as the cancellation deadline has passed.
A pre-authorisation does NOT trigger a charge to your card but your bank may show this amount as a "future pending transaction" since it will be payable should you not arrive at the property. A pre-authorisation may however affect the credit limit that allowed on your card since your bank will regard this booking as a committed expense once the cancellation deadline has passed.
The pre-authorisation is not a charge and will be replaced by a full charge when you check-out or if you should cancel your reservation passed the cancellation deadline.
